Housing cost varies based on room and contract type.
There are two types of housing contracts. Housing rates are based on the housing accommodations and the type of contract selected.
Academic Year Contract
The academic year contract covers housing for the Fall 2025 and Spring 2026 semesters. Breaks such as winter, spring, and summer, are additional costs and are billed on a nightly basis. The nightly cost depends on the type of housing accommodation a student has. University Housing strongly recommends that first-year students sign up for the Academic Year Contract, which does not require enrollment in summer classes.
12 Month Contract
The 12-month contract runs from August 2025 through August 2026 and includes all breaks. Students who have a 12-month contract with housing will be billed every term (Fall, Spring, Summer) which will equal the entire cost of their contract. In addition, the acceptance of a 12-month contract commits the student to attending summer school for at least 3 credit hours.
Students with a 12-month contract who decide not to stay in housing during a break will not receive a cost reduction. Please review the Floor Plans & Rates page for information on the cost of the two types of contracts relating to each specific housing accommodation.
Contract Cancellation
Students who request a Cancellation of the contract before moving into University Housing (checking out keys), and before the applicable opening day of University Housing, will be accepted with one of the following guidelines:
1. A written request for cancellation received on or before June 1, 2025, for the fall semester or January 1, 2026, for the spring semester (new spring applicants only) will result in the refund of the $100 pre-paid housing payment.
2. A written request for cancellation received after June 1, 2025, for the fall semester, or January 1, 2026, for the spring semester (new spring semester applicants only) but before the Friday before the first day of classes each semester will result in forfeiture of the $100 pre-paid housing payment.
3. Approved cancellations after the first day of the semester will result in a prorated charge for usage of the room and a $500 assessment for an early release.
A request for cancellation of the University Housing Contract (before the semester starts) OR a Petition for Contract Release (after the semester has started) must be done by logging into the student portal, clicking on the HOUSING tab, and selecting the TAKE CARE OF BUSINESS link.
Please make time to review this page and the 2025-2026 University Housing Handbook before submitting your housing application. The Handbook contains important information about living in University Housing. Below is information about some of the key rules and regulations that are in effect in the Prairie Place community:
- Smoke-free Building/Campus – In accordance with the Smoke-Free Campus Act (110 ILCS 64/), as of July 1, 2015 smoking was prohibited at Governors State University indoors and outdoors on campus and in university-owned vehicles. Littering the remains of tobacco products or any other related waste product on campus property is further prohibited. For more information about GovState's Smoke Free Policy click HERE.
- The purpose of the Smoke-Free Campus Act is to provide a healthy environment that promotes and encourages the health, well-being, and safety of students, faculty, staff, and visitors at Governor's State University.
- University Housing may charge violators of this policy with costs associated with cleaning and repainting apartments to eliminate smoke odor.
Substance-free residence - The possession or consumption of drugs by residents and their guests in University Housing facilities is prohibited. Guests who are in the hall past midnight will be considered overnight guests regardless if they intend to sleep over. Please consult the Housing Handbook for the full guest policy.
- Guests are required to show acceptable picture identification to University staff upon request. Guests who do not have or do not show the necessary picture identification will be required to leave the hall immediately. Accepted forms of guest IDs include a driver's license, military ID card, state ID card, or passport.

Individual residents must be aware that others living around them might be disturbed by different levels of noise and take precautions to eliminate such disruptions.
- Pet Policy/Stray Animals - Due to the maintenance and sanitation problems that pets create, no pets (even for a short time), except fish (the fish tank capacity per room may not exceed 30 gallons), are permitted in student rooms/apartments or public areas of the halls.
- Subleasing and Unauthorized Use of Room/Apartment - The student shall not: (1) sublet; (2) allow anyone to live in his/her apartment/room who is not assigned to it by University Housing, or (3) assign the housing contract to any other person.
